Design Guidelines

Exterior Finishing

Building articulation must break up the exterior lines of the structure to provide both horizontal and vertical variation.  Walls are to be designed through massing and exterior materials as to reduce large, flat expanses.

Floor Plans

A maximum of two (2) dwellings having substantially similar floor plans may be permitted adjacent to one another, providing they have substantially different exteriors.  (as approved by consultant)

Roofs

Each dwelling shall have no less than three (3) articulated roofs on the front elevation of such dwelling.

Main roof slopes shall be no less than 4/12 and must remain within building height restrictions established on each site.

Roofing materials shall be compatible with the building style.  Textured asphalt or textured fibreglass shingles, concrete roof tiles or slate, standing rib pre-finished metal (deep, earthy colours only) will be permitted.

All roofing will require a minimum thirty (30) year warranty.  Split-shake or tar and gravel roofs are not permitted.

Building Height & Size

Phase 3A

Lots 8, 15, 16, 17, 20 to 27, and 38 to 41:

Limited to one (1) storey.  Finished roof height will be no higher than twenty feet and six inches (20’-6”) measured from back of curb at centre of lot.

Lots 1 to 7, 30 to 37, and 9 to 14:

Limited to one and one half (1 ½) storeys.  Finished roof height will be no higher than twenty six feet and six inches (26’-6”) measured from back of curb at centre of lot.
